Planning permission for loft conversions

Many loft conversions can be carried out under Permitted Development, but added dormers, roof terraces and changes to roof shape often trigger a full planning application.

Typical Permitted Development limits

  • Volume limits for added roof space (different for terraces, semis and detached)
  • No extension beyond the plane of the existing roof slope facing a highway
  • Materials similar in appearance to the existing house
  • No raised platforms, balconies or terraces under PD

When a full application is likely

  • Conservation areas, AONBs, National Parks and other designated land
  • Listed buildings (Listed Building Consent also required)
  • Flats and maisonettes
  • Article 4 Directions removing roof PD rights
