Planning permission for loft conversions
Many loft conversions can be carried out under Permitted Development, but added dormers, roof terraces and changes to roof shape often trigger a full planning application.
Typical Permitted Development limits
- Volume limits for added roof space (different for terraces, semis and detached)
- No extension beyond the plane of the existing roof slope facing a highway
- Materials similar in appearance to the existing house
- No raised platforms, balconies or terraces under PD
When a full application is likely
- Conservation areas, AONBs, National Parks and other designated land
- Listed buildings (Listed Building Consent also required)
- Flats and maisonettes
- Article 4 Directions removing roof PD rights
